Residential appraisal services
Every report is prepared to current USPAP standards and written for its intended use, whether the reader is a lender, an attorney, a CPA, or you.
Single-family homes
URAR FORM 1004
Detached homes, condominiums, and townhomes for purchase, refinance, and private use. Full interior inspections are standard. Exterior-only (2055) and desktop reports are available when the assignment allows them, along with 1004D completion and update reports.
Multi-family, 2–4 units
FORM 1025
Duplexes, triplexes, and fourplexes. We document each unit, prepare the rent schedule and operating income analysis, and reconcile the income approach with the sales comparison approach so the value is supported both ways.
Divorce settlement
A neutral, well-documented value for dividing marital property. We can appraise as of the current date, the date of separation, or another date your attorney specifies, and the report is written so both parties and the court can follow how the value was reached.
Estate settlement
Date-of-death and step-up-in-basis appraisals for executors, trustees, and CPAs. Retrospective reports use sales that closed around the effective date and include the documentation needed for estate tax filings and trust administration. We understand the intricacies of these assignments and provide prompt assistance every step of the way.
High-end and custom homes
Luxury residences, view lots, and custom builds where the comparable pool is thin. These assignments get extra research time and a broader search area, with adjustments explained rather than assumed.
Pre-listing and private use
An independent opinion of value before you list, before you refinance, when you are weighing an offer, or when you are removing private mortgage insurance. Same report quality, written for you instead of a lender.
How it works
From first call to finished report
1. Request a quote
Send the property address, the type of property, and what the appraisal is for. We reply with a firm fee and the earliest available inspection date.
2. Inspection
We measure the exterior, walk each room, photograph the property, and note condition, quality, and improvements. Plan on 30 to 60 minutes for most homes.
3. Research and analysis
We pull recent closed sales and active listings, verify them, and apply the approaches to value that fit the property and the intended use.
4. Delivery
The signed report is delivered as a PDF to you or your lender, attorney, or CPA. We are available afterward to answer questions about anything in it.
