Who you are working with

A seasoned appraiser, not a call center.

I’m Mike Navar. For over three decades I have appraised single-family homes, multi-family properties, and high-end residences throughout Southern California. When you order an appraisal from us, you get a thorough inspection, a report that holds up to review, and a direct line to the person who wrote it.

We are a family-owned business. Pricing is competitive and transparent, and we treat your deadline as our deadline.

Common questions

What to expect from an appraisal

How long does an appraisal take?

The on-site inspection usually takes 30 to 60 minutes depending on the size of the home. Most reports are delivered within a few business days of the inspection. If you have a hard deadline, tell us when you order and we will plan around it.

What happens during the inspection?

We measure the exterior, walk every room, photograph the interior and exterior, and note the condition, quality, and any updates or repairs. We also look at the site, the garage, and any outbuildings or pools.

Do I need to be there?

Someone over 18 needs to give us access, but it does not have to be the owner. An agent, tenant, or family member is fine.

How should I prepare the property?

Make sure every room is accessible, including the garage and attic hatch. Have a list of improvements with approximate dates and costs, and any permits, plans, or prior appraisals you can share. Tidy is helpful, but spotless is not required. We appraise the house, not the housekeeping.

What affects the value?

Location, lot size, living area, bedroom and bath count, condition, quality of construction, and recent sales of similar homes nearby. Upgrades matter when buyers in that market pay for them, so a remodeled kitchen counts more than a specialty hobby room.

Can you appraise a home as of a past date?

Yes. Retrospective appraisals are common for estate, tax, and divorce work. We research sales that closed around the effective date and prepare the report as of that date.

How much does it cost?

Fees depend on the property type, size, and the kind of report you need. Call or send the address through the contact page and we will quote a firm price up front.
